    Loans from the traditional banks and other finance institutions can vary enormously.
    It is important to find a loan package that not only offers a competitive interest rate but is also flexible enough to meet your investment needs. e.g. interest-only loans offer lower repayments and greater tax advantages than principal and interest loans.
    Using an experienced and fully accredited mortgage/finance broker who can “shop around” on your behalf will save you not only money but a great deal of time as well.
  • Accounting Advice
    It is prudent for investors to seek specialist accounting advice, e.g. taking up a loan in two names can cost thousands of dollars per year - to earn the highest tax rebates, a loan should be in the name of the person earning the highest salary; submitting a Tax Variation Form to the ATO in a timely manner.
  • High Maintenance Properties
    Repairs and maintenance to older properties can add thousands of dollars to your outgoings and markedly affect return on investment. Investing in new or fully renovated properties can eliminate or minimise these out-of-pocket expenses.
  • Maximising Non-Cash Deductions
    By purchasing older properties investors lose their entitlement to building “write off” allowances and substantial depreciation benefits. Tax rebates are thus lower and monthly outlays are significantly higher.
  • Low rent and high vacancy periods
    Properties in secondary or less attractive locations may be vacant for long periods and will thus cost you money. Investment property should be purchased in areas with established infrastructure such as transport, shopping, schooling, recreational facilities and the like where there is a readily available pool of quality tenants.
  • Research
    Ensure that the property you select has been thoroughly researched and is priced correctly.
  • Low Capital Growth
    Location, Location, Location!
    There is a reason why a new three-bedroom house and land package in one area is priced the same as a one-bedroom unit in another area.
    Different locations have different capital growth rates and returns, tenant demand and provide different degrees of insulation against any downturn in the market, amongst other things, and this is reflected in pricing.
